Saginaw's older housing and what it means for an inspection
Saginaw grew first as a lumber town and then as an auto-industry city, and its houses show both eras. Many homes inside the city date from the late 1800s through the middle of the 1900s: two-story frame houses, bungalows and post-war ranches, most with full basements. Homes this old have usually been updated many times, by different people, and the work does not always line up.
The city also sits on flat, low ground along the Saginaw River, where heavy soils drain slowly. Foundation walls, sump pumps, grading and downspouts get a close look on every Saginaw inspection. Outside the city, the surrounding townships have more ranches, split-levels and newer homes, and some rural properties rely on a private well and septic system.
